Fixed price
One price for a clearly defined scope. If you want something changed, we price it as a written change order and you approve it before the work is done.
- Best when the design is settled
- You know the number up front
How we work · Why choose us
Nine steps, no surprises. You’ll know what happens next, what it costs and when payments are due.
01 The process
Steps 05 and 06 are where the price and the paperwork get locked in, before any work starts.
A call or meeting about what you need, how you’ll use it, your rough budget and timing. If we’re not the right fit, we’ll tell you.
We walk the property and look at access, grade, drainage, power and setbacks. With a land surveyor on the team, placement and elevations get proper attention from day one.
A realistic price range so you know whether the project fits your budget before you spend money on drawings.
Layout, drawings and any engineering required (trusses, foundation and so on), refined with you until it’s right.
A detailed, line-item quote. Choose a fixed price, or open-book cost-plus.
A written contract covering scope, price or fee, schedule, payment milestones and how changes are handled. Nothing starts without it.
We prepare and submit development and building permit applications with your municipality or county.
We schedule the trades, run the site and keep you posted. Payments line up with milestones you can see on site.
A final walkthrough together, any deficiencies dealt with, your documents handed over, then the final payment. Every build is backed by our 1-year builder’s warranty.
02 Pricing options
Both come with a written contract and the same milestone schedule. The difference is how the price is set.

We charge a fixed builder’s fee, agreed in writing before we start. It doesn’t go up if material prices do. Every other cost is passed through to you at our cost, with receipts. For our founding clients, our fee is set well below the typical 10–20% charged by most builders.
03 Deposits & payments
You pay a 35% deposit when you sign. After that, every payment is tied to a stage of the build that’s finished and that you can walk out and see.
Secures your place in the schedule and lets us order long-lead materials like trusses and overhead doors.
Footings, grade beam or slab poured and inspected where required.
Walls, trusses, sheathing, roofing, windows and doors installed. The building is weather-tight.
Due once the build is complete, including heat, electrical, insulation and interior finishes as per your contract, and after the final walkthrough with any agreed deficiencies taken care of.
